Atlantic Heritage Unipessoal LDA
These Terms and Conditions apply to all bookings made with Atlantic Heritage Unipessoal LDA, whose registered office is located at Casa do Mar, Rua Manuel Jorge Nascimento, N.1, 9940-362 São Roque do Pico, Pico Island, Azores. The property is located at N.29, Canada Nova, 9950-230 Criação Velha, Pico Island, Azores, Portugal.
The Lead Guest must be over the age of 21 and signs the rental agreement, assuming responsibility for all guests listed in the booking.
Check-In: Standard check-in is after 3:00 PM. Guests will be greeted at the property by the booking manager for an official check-in. All guests must provide valid identification (passport, ID card, or driver's license).
Early Check-In: Guests may request early check-in up to 24 hours before arrival. Subject to availability, a half-day rental charge may apply.
Check-Out: Check-out is by 10:00 AM. Overstaying beyond 10:00 AM will result in a charge of 50% of the nightly rate. Staying past 3:00 PM will incur a full-day rental charge.
Late Check-Out: Guests may request late check-out up to 24 hours before departure. Subject to availability, a half-day rental charge will apply for check-out until 6:00 PM.
The maximum occupancy of the property is 8 adults, plus 2 children and infants. The maximum occupancy must not be exceeded without prior agreement.
Children Policy:
- Guests aged 0 to 5 years stay free of charge.
- Guests aged 6 to 12 years are charged at 50% of the standard nightly rate.
- Guests aged 13 to 17 years are charged at 100% of the standard nightly rate.
We are happy to assist with any queries you may have before finalising your reservation to ensure that all information is clear and accurate.
A minimum stay of 3 nights is required for all advanced bookings. However, Atlantic Heritage Unipessoal LDA reserves the right to make exceptions to this policy at its sole discretion. Guests may submit a request for a shorter stay, and approval will be granted based on availability and specific circumstances.
A 50% deposit of the total balance is required at the time of booking. The remaining balance must be paid in full by the arrival date. Access to the property and release of keys will only be granted once the total balance has been received.
Accepted payment methods:
- Credit Cards: Visa, MasterCard, and American Express (processed securely through Stripe)
- Direct Bank Transfers (details provided upon booking; please confirm by email to [email protected])
- Cash payments upon arrival
Cancellations or modifications made 90 days or more before the arrival date can be made at no cost. Cancellations or modifications made within 90 days of the arrival date will incur a charge of 50% of the total reservation price.
All cancellation requests must be submitted via email to [email protected]. All modification requests are subject to approval by the owner.
No Smoking: This is a non-smoking property. Smoking is permitted only in designated outdoor areas such as the pool terrace and balconies.
No Pets: Pets are not allowed on the property.
Noise Policy: To maintain a peaceful environment, excessive outdoor noise should be minimised after 10:00 PM.
Age Requirement: All lead guests must be 21 years of age or older to enter into the Rental Agreement.
Parties and Gatherings: House parties and large, unapproved gatherings are strictly prohibited. Any event including individuals not listed in the booking must receive prior approval.
Security: The property is equipped with a security alarm system that must be activated when the property is unattended. Two keys are provided at check-in; replacement fees apply if lost.
Credit card details will be kept on file and only used in the event of damage to the property or its contents. The guest will be notified prior to any charges being made. Atlantic Heritage reserves the right to deduct corresponding amounts during or after the guest's stay.
All guests use the swimming pool and jacuzzi at their own risk. Atlantic Heritage is not liable for any accidents resulting from failure to comply with these rules.
- Children under 16 must be accompanied by an adult supervisor if not proficient swimmers
- Children under 4 must wear waterproof diapers at all times
- The jacuzzi is not recommended for young children; children over 6 may use it under adult supervision for a maximum of 10 minutes
- Jacuzzi temperature must not exceed 38°C
- Diving, running, jumping, pushing, and rough play are strictly prohibited
- No glass or breakable items in or around the pool area
- Guests with serious medical conditions should consult a doctor before using the pool or jacuzzi
- Guests must shower before and after using the pool or jacuzzi
- Swimming at night is not recommended
- Any contamination of the swimming pool will result in a fee of up to EUR 2,500. Guests are responsible for ensuring that children do not swallow pool or jacuzzi water, as treated water can cause vomiting or intoxication.
Enforcement and Penalties:
- Unruly behaviour that endangers the safety and health of others is strictly prohibited. This includes diving, running, pushing, and rough play.
- Guests who fail to comply with these rules may be subject to removal from the pool or jacuzzi area and incur a penalty of up to EUR 2,500. In severe cases, this may result in expulsion from the rental property.
The lead guest is fully responsible for informing us in advance of any allergies, intolerances, or specific dietary requirements for all members of the group. This information must be communicated via email or in the WhatsApp group prior to arrival.
We will make reasonable efforts to accommodate dietary requirements for the breakfast service and, where applicable, the optional private chef service. However, we cannot guarantee an allergen-free environment and accept no liability for any adverse reactions if such information is not provided in advance.
The following services are included with your stay:
- Personal assistant available throughout your stay
- Daily cleaning (when the property is unoccupied)
- Daily breakfast service at a time of your choosing
- Laundry service (wash, iron, and fold)
- Fresh linens and towels
Optional services (additional costs apply):
- Traditional Azorean private catering
- Grocery shopping delivery
- Car rental, wine tours, and restaurant reservations
Prices are in EUR and include VAT. Rates vary by season and group size:
- High Season (1 June - 31 August & 20 December - 2 January): EUR 800 - EUR 1,400 per day
- Mid Season (15 March - 31 May & 1 September - 15 October): EUR 600 - EUR 1,200 per day
- Low Season (16 October - 19 December & 3 January - 14 March): EUR 500 - EUR 1,100 per day
Rates, furnishings, fees, and taxes are subject to change without notice.
We strongly recommend that guests obtain trip cancellation insurance and comprehensive medical insurance to safeguard against unexpected circumstances such as injury, illness, or other unforeseen events.
Atlantic Heritage cannot accept liability or provide compensation for any failure or delay in fulfilling contractual obligations due to force majeure, including but not limited to war, civil unrest, acts of terrorism, natural disasters, adverse weather conditions, fires, and similar events beyond our control.
Atlantic Heritage accepts no liability for any injury, loss, or damage to personal property during your stay. Guests use the pool, jacuzzi, and all facilities at their own risk. We recommend that guests have appropriate travel insurance.
These terms and conditions are governed by Portuguese law. Any disputes shall be subject to the exclusive jurisdiction of the Portuguese courts.
